Cost Information

We are obliged by the Solicitors Regulation Authority transparency rules to give you the following information:

1. Conveyancing

We charge fixed fees for our conveyancing work. As well as our fees we will add to our bill disbursements which we will take off you and then pay over to third parties. On average we charge £500.00 plus VAT for both purchases and sales. This figure is subject to variation in relation to individual quotes. Please telephone either David Lewis or Neil Richards to give you a specific quote. Usual disbursements are for example in purchases Local Authority, drainage and mining searches which come in at approximately £140.00, Land Registry fees which are dependent on the price of the property (for example the registration of a property between £100,000.00 and £200,000.00 if previously registered is £95.00). We also charge for an electronic transmission of money in the sum of £20.00 plus VAT per transfer. These are examples but we will set out in full in our initial letter to you the exact cost by way of Solicitor’s fees, VAT and disbursements that we will charge you at the end of the transaction.

For mortgages and re-mortgages we charge £350.00 plus VAT plus any necessary disbursements which will be quoted for at the inception of the transaction.

2. Probate

We do not charge a fixed fee for Probate. We charge an hourly rate of £160.00 plus any necessary disbursements such as the fee payable to the Probate Registry. We therefore can not give you a fixed fee at the start of the transaction but will be happy to give you an estimate at the start of the transaction as to what the administration of the estate is likely to cost and then regular updates.

Can you please note that all of your work will be carried out by experienced Solicitors. The three Solicitors which work for Richards & Lewis Limited at present are all partners in the firm and in the case of David Lewis and Neil Richards qualified for in excess of 30 years.

All of our Solicitors will give full details of the services to be provided at the inception of their instructions and continued details of the key stages of each transaction.

Complaints Information

If you are not happy about our conduct of any matter which we undertake on your behalf then please complain to us. If you are not satisfied with the response which we give you then you are entitled to refer the matter to either the Legal Ombudsman or to the Solicitors Regulation Authority.
