We are obliged by the Solicitors Regulation Authority transparency rules to give you the following information:
Conveyancing Charges
At Richards & Lewis, we believe in clear, upfront pricing for all conveyancing work. Our conveyancing fees are fixed, meaning you’ll always know what to expect with no hidden costs. We also handle any necessary disbursements on your behalf and provide a full breakdown at the outset of your transaction.
Our Fees
Standard Property Sale or Purchase:
Our fixed fee is £500.00 + VAT.
Please note: This is an average figure. The final quote may vary depending on the specific details of your property transaction.
Remortgage or Mortgage Transactions:
Our fixed fee is £350.00 + VAT.
To receive a personalised quote tailored to your circumstances, we encourage you to contact one of our experienced solicitors directly: David Lewis or Neil Richards.
We are happy to provide accurate and transparent pricing based on your individual needs.
Disbursements (Third-Party Costs)
In addition to our legal fees, certain disbursements (costs paid to third parties) will apply. These are standard across most property transactions and include:
Search fees (e.g. Local Authority, Drainage, Mining):
Typically around £140.00
Land Registry fees:
Based on property value and whether it’s previously registered.
For example, a property between £100,000 – £200,000 with prior registration costs £95.00.
Electronic money transfer (CHAPS) fee:
£20.00 + VAT per transfer
All disbursements will be clearly itemised in our initial client care letter, so you’ll know exactly what to expect from the outset.
